Home pricing conversations with Sellers....sometimes they are easy-breezy, and sometimes not. As agents at NC Pro Realty Group, brokered by eXp Realty, we look at MARKET VALUE with a fine tooth comb - we zero in on your home price and offer our expert opinion on what it will sell for and APPRAISE for. That's a key point....a buyer that needs a mortgage (like 90+% of us), will need an appraisal because their lender will require it. Market value has nothing-zero-nada to do with tax value (even the new Wake County values), Zillow, Open Door prices, etc.
If you are looking for MORE than market value, then you are likely looking for a cash buyer or a buyer willing to make up the difference of $$ vs. their loan. That's literally like for a needle in a haystack, especially in the price range of of $300K+. Even though we are in a Seller’s market and home prices are soaring, it's still important to price it right when you are ready to move on to your next life/home journey.
Often times, we get the pleasure of telling Sellers, "Your home is worth more than you thought!". Don't sell your home sale short! Only a REALTOR® can properly do the valuation of your home. We also can evaluate if you (for example) paint, stage, spruce up landscaping, power wash, etc. whether or not your home will sell for more $$. Often times, that is the case! Buyers love a well-dressed home and you stand out from the competition.
On the flip side, if you are thinking, "If I can't get the (unrealistic) price I want, I just won't sell it then". We hear you. Our advice then is – DON’T sell it. Do not put it on the market then if you're not motivated to sell it because in today's market, there are many buyers willing to buy it. As REALTORS®, we want our Sellers to at least be as motivated as we are to sell your home. After all, this is our livelihood, right? We invest in the process of selling heavily. Sometimes that means you will put it on the market with another agent, who just wants the listing and is willing to incur the costs of marketing your home and is OK with letting it sit on the market for months.
